Florida Construction Lien Law requires strict compliance. Failure to timely provide certain documents can result in a contractor losing the right to place a lien on a property, and thereby make it very difficult to ensure payment for work performed.

Notice to Owner​: To be furnished by persons who did not enter into a contract with the owner and must be timely served [within 45 days from the date that lienor first furnished labor and/or materials to the project]

Claim of Lien: To be furnished by lienor and must be timely recorded [within 90 days from the last date that meaningful work was performed] and served on owner [within 15 days from the date it is recorded]

Lawsuit to foreclose Claim of Lien: Must be timely filed [within one year from the date it is recorded unless the owner shortens the time to 60 days by filing a Notice of Contest]
